The answer is simple – leave it to us and we will do all the heavy lifting.  For a modest fee we will source top quality high yielding and well-located investment property for you to buy.  These units will usually have an extensive rental track record. Many will also come with the benefit of an established tenant as well as a Letting/Management Solution, to which we can introduce you. In short, all you need for one-stop shopping for your ready-made investment. 

To be clear, these units will NOT be under market value, nor will the sellers be in any way distressed. Our role is to see that we offer you only the best stock and to make sure that you do not need to spend your valuable time on what could otherwise be a lengthy and uncertain search process. 

Some investors are attracted to a particular town of city, others may be driven by specific tenant types such as Students or professionals, which may direct interest to locations with this profile.  Yield and likely capital growth will also be important considerations, as will the initial price point of a target property, together with the cost of any works that may be required.  In most cases it will be a mix of all these factors that is the deciding factor.

Units to suit any reasonable budget or requirement can usually be found. 

 

Introductions to Solicitors and to Mortgage Advisors can be made where required. 

 

Most of our clients are actually comfortable enough to rely upon our advice to the point that they feel no need to visit the property prior to purchasing, especially where the units are already tenanted. 

 

We won’t bombard you with huge lists of the mediocre or the downright unsuitable, we will aim to present you with two or three good alternatives, all of which would be good options for you. 

 

We will let you know which property we think best and why. 

 

In the event you wish to proceed we will present your formal offer 

 

We will curate the buying process for you; any potential problems are headed off and overcome ensuring a smooth transaction. 

 

We will account to your Solicitor for our agreed fee in advance of completion. Payment is due on completion. If for any reason a transaction does not proceed then no fee is payable. 

 

On completion of the purchase we will ensure that you have been introduced to the established letting and management solution for the property so that there is no lacuna in this provision. This solution can include full rent and legal protection cover where you require this, subject to the status of the tenancy – conditions apply.

Property price:

  • Up to £ 125,000 - £ 1,000
  •  £ 125,000 -  £250,000 - £ 1,500
  • £ 250,000 upwards – 1% of the purchase price

 

NB – Standard Onboarding requirements for Anti Money Laundering checks, Sanctions and PEP’s will be carried out at addition cost by our local partners. Cost in the order of £ 50 per person and more where a Limited Company is involved.
